Nine Zero is offered at a pre-launch price of ₹2.50 Cr*, against a launch price of ₹2.75 Cr*. This guide explains what that means per square foot, how the construction-linked payments are spread out, and what a home loan EMI could look like.
Pre-launch vs launch price
- Launch price₹2.75 Cr*
- Pre-launch price₹2.50 Cr*
- Pre-launch benefit₹25 lakh
- Indicative area1,850 sq. ft.*
On the indicative area of 1,850 sq. ft., the pre-launch price works out to roughly ₹13,500 per sq. ft. The launch price works out to about ₹14,900 per sq. ft. These figures don’t include taxes, registration, parking or other applicable charges. Always ask for an itemised cost sheet.
The construction-linked payment plan
Payments are linked to construction progress, so you pay as the project takes shape. The indicative schedule:
- ₹5 lakh — Expression of Interest / booking*
- 10% — on allotment, less the booking amount*
- 15% — within 45 days of booking*
- Milestone linked — from foundation through superstructure*
- 20% — across the OC application and possession stages*
About a quarter of the price is paid in the first 45 days. The balance follows construction milestones, with the final 20% due around completion.
EMI illustration
As a rough illustration, take an 80% home loan on the pre-launch price (₹2 Cr) at an assumed 8.5% interest rate:
- 20-year tenure≈ ₹1.74 lakh / month
- 25-year tenure≈ ₹1.61 lakh / month
For a construction-linked plan, banks disburse the loan in stages as each milestone is reached. Before possession you usually pay interest only on the amount disbursed so far, called pre-EMI. Your actual rate, eligibility and loan amount will depend on your lender and profile.
